The Historic Hotel DeMay is the only surviving example of a historic hotel building in the town of Greece. Constructed in 1909, it is significant for its association with the development of the hamlet of North Greece and as a gathering place and tavern/entertainment establishment for local residents for nearly a century. The Hotel DeMay has gone by many names in its long history, including: Moerlbach Inn, North Greece Hotel, Domino Inn, and Corner House. The Town of Greece and the State of New York have provided official documentation of its significance.
• The Town of Greece Historic Resources Survey (1995) indicates that the Hotel DeMay is one of 101 properties of historic and architectural significance in the town. It is also eligible for town landmark designation.
• The Town of Greece Community Master Plan (2001) recommends that the intersection of North Greece and Latta Roads receive a special designation recognizing the historic significance of the buildings within them, including the Hotel DeMay. The plan recommends that the intersection be designated a historically significant area, requiring careful review of site plans and building design and rehabilitation to assure the character of the area is preserved.
• The Hotel DeMay is eligible for listing in the State and National Registers of Historic Places (determined by the New York State Historic Preservation Office in 2016), opening up the possibility for historic preservation tax credits to assist in the building’s rehabilitation.
• The Hotel DeMay was named to the Landmark Society of Western New York’s Five to Revive list (2017). Properties on the list are significant historic resources whose rehabilitations can become catalytic projects for the neighborhood and communities that surround them.
Local examples of similar historic buildings whose rehabilitations have had a positive economic impact on their communities include: Richardson’s Canal House in Bushnell’s Basin, Tillman’s Historic Village Inn in Albion, Farmer’s Creekside Tavern and Inn in LeRoy, the Cobblestone Restaurant in Geneva, and Hose 22 in Charlotte.
Retaining, rehabilitating, and reusing the Hotel DeMay will not only save an important part of Greece’s history, it can also be a catalyst for neighborhood revitalization and economic development, breathing new life into the hamlet of North Greece, while maintaining its historic character.
The purpose of this petition is to promote the rehabilitation/reuse and prevent the demolition of the Historic Hotel DeMay, located at 3561 Latta Road in the hamlet of North Greece, Town of Greece, County of Monroe, New York. The petition will be presented to Town of Greece officials and the owner of the Hotel DeMay.
We, the undersigned, support the rehabilitation and reuse of the Historic Hotel DeMay. We are opposed to the demolition of the Hotel DeMay and the rezoning and/or granting of special permits for any proposed use that would lead to the building’s demolition.
We call on all Town of Greece officials, both elected and appointed, to respect the recommendations in the 1995 Historic Resources Survey, the 2001 Community Master Plan, the 2016 National Register Determination of Eligibility, and the 2017 Landmark Society of Western New York’s Five to Revive listing by protecting and supporting the reuse of this historic structure.
We request that members of the town board, planning board, and board of zoning appeals, as well as administrators and staff, work with the current or future owner and professionals experienced in the adaptive reuse of historic buildings, to explore all potential options for reuse, and to find and facilitate a new use for this historic building.
Greece Town Supervisor and members of the Town Board, you have the ability to prevent the rezoning and approval of special use permits for this property. We urge you to:
1) Put a hold on issuing any type of permit (including a demolition permit) for this property until options for reuse are explored; and
2) Start a dialogue between the town, the owner of the Hotel DeMay, the Landmark Society of Western New York, and other preservation experts to find a developer for the Hotel DeMay who sees its potential and is willing to invest in its rehabilitation and its future.
