SummerHill Homes is looking to re-zone Magee ranch in Danville, California, so that it can build dense tract housing. The current plan is for 78 properties (the majority of which will average 3,000-4,000 sq ft on 0.2 acre lots) to be built on currently zoned rural residential and agricultural land (that requires a minimum lot size of 5 acres). At minimum, 25% of these lots will also have casitas that can be rented so that SummerHill can meet affordable housing requirements.
60 of the “cluster” lots and 4 custom homes will be off Blackhawk Road with a community entrance by Jillian Way. Another 5 (originally 11) cluster lots will be off Diablo Road with an entrance across from St Timothy's Church and an additional 3 (originally 4) cluster lots will be off McCauley Road near the school parking lot. There are also 6 custom homes planned for the Diablo/McCauley development.
Danville and Diablo residents are concerned about the increased traffic congestion and road noise that will occur on Danville Roads (including Blackhawk, El Cerro, Diablo, McCauley and Green Valley) as well as environmental impacts to the East Branch of the Green Valley Creek that runs through this area. They are also concerned about overcrowding in Danville schools – especially those schools that have, in the past, turned away students due to capacity limitations in some grades.
We, the undersigned, call on the Town of Danville to reject SummerHill Homes' application to build densely populated track housing off of Blackhawk Road, McCauley Road and Diablo Road.
